War or no war, Detroit will con-
tinue to grow, and it will be folly for
any one not to have that point well
impressed on his mind. The person
who waits or believes that real estate
values in Detroit will decrease on ac-
count of the present business outlook
will be disappointed as many others
were who waited.
The unwritten law of supply and
demand is governing, and it is im-
possible to evade it. In my position
as president of one of the large real-
ty and building firms of Detroit, I
any daily in touch with developments,
and Detroit is far from having been
able to supply the demand for hous-
ing facilities to care for the natural
growth of the city. They are still far
from being adequate. Detroit is go-
ing to be called on to deliver its 24-
hour capacity in manufacturing lines
to supply war commodities. A great
amount of gold will be paid out to
manufacturers and their employes,
and undoubtedly will cause an in-
creased demand for the second impor-
tant need of the human being, which
is the home.
While every possible measure has
been taken to facilitate matters, we
arc still behind. When the board of
estimators voted an allowance of $4,-
000,000 for use this year in extension
of our present sewerage system and
the citizens voted for annexation of
more than 30 square miles of area to
the city of Detroit, people must have
realized the imperative needs.
Show me the man who has delayed
for one or two years to buy a home,
or an accessible lot for building pur-
poses, and I will show you a man
who regrets his delay, as from all in-
dications the history of the last two
or three years undoubtedly will repeat
itself in the next two or three years.
The demand for the most expen-
sive business property is parallel with
that for homes. Our downtown dis-
trict is in such condition today that
it is next to impossible for a new
firm to locate in Detroit's retail shop-
ping center of four blocks. As soon
as a lease approaches expiration about
10 applicants, anxious to enter the re-
tail field in Detroit, are eagerly seek-
ing it. This condition, however, can-
not last much longer, as merchants
will realize they cannot supply the
main demand of a city the size of De-
troit, with its continuous growth,
from stores within only four city
blocks.

UP, IS INDICATION.
Authorities for the most part seem
agreed that the chances of building
material prices taking a drop are
quite remote, whether hostilities con-
tinue for some time or peace should
come within the near future. France
has closed a contract recently involv-
ing 200,000,000 francs, most of which
is to be spent in America for building
