In more cases than not it passes from friend to friend," said Williams. Business in the rental alen- cies so far has been brisk/Maize and Blue has rented all their units, and Off-Campus Housing reports that about 300 people a week come to seek rental in- formation. "If I were a student looking for housing, I'd be out tight --N _jA scarce now," said Doug Milkey, manag- er of Campus Rentals. "The more convenient and nicer places do get taken real fast." "I'VE BEEN in the position of looking for housing during the summer," Keller agreed, "and what's left is the most overpriced and worst housing units. "By that time, the landlords know you are desperate and in no position to bargain." The Tenants Union warns against signing leases in which fundamental tenant rights - such as the right to rent strike or the right to a jury trial - are waived. Although these clauses will not stand up in court, sthey often work to the tenant's disadvantage. TU is currently on itrike against Summit-Hamilton, Trony Associates, and Reliable Realty. The Reliable strike started in December. 1975. Students eye co-ops, rush to fraternities A2 rent ain't cheap Our Works Bar... T r% - L . "'1 t . Our Salad Bar.. . More students in recent years have begun to consider group living situations as an alterna- tive to dorme or apartment liv- ing. Students are becoming in- terested in cooperatives and, after a decline in the sixties, fraternities and sororities. Fraternities and sororities claim to offer an atmosphere that is more like a home, with an emphasis on friendship and social activities. A ROUGH average of rates for the 50 campus fraternities and sororities with roughly. 20 meals per week is $1,550 for two terms. Many are higher and many are lower. Such a rate often includes a fee for social functions. Most fraternities and sorori- ties gain members through a process called "rush." Students interested in joining usually in- troduce themselves at various houses, at which members con- duct tours and introduce the house itself. Different houses, particularly the fraternities, employ widely differing rush practices, from the very casual to the strictly scheduled. STILL BY FAR the cheapest way to live on campus is a co- operative house. 520 people cur- rently live in the 22 coops of the Inter-Cooperative Council. All decisions in coops are made by the members, includ- ing the rent, which averages about $135 per month. (Continued from Page 1) cent rent subletting. What a realtor is pleased to call a "unit" can mean, any-' thing from a palatial suite to a converted broom closet. Eft ficiencies are one-room apart- ments with kitchen and bath- room "built-in"; an apartment generally separates them into several rooms. Apartment hunters should ask several questions of the land- lord or current tenant: - - Is the lease eight or twelve months? If twelve months, how is subletting generally handled? - Are utilities, gas, and tele- phone included in monthly rent? - Is there a suitable mainte- nance agreement written into the contract? - How much is the damage deposit (money paidto insure that the tenant does not leave° without paying rent)? THERE ARE SEVERAL dis- tinct "student ghetto" neighbor- hoods in the campus area which have high concentrations of ren- tal housing. North of Huron St. from Glen Ave. to about Fifth St. is a dis- trict of older frame and brick houses, many of which are for rent either as apartments or as buildings. This area includes several houses which have been designated city historic sites, is fairly quiet away from Division St. and is populated largely by graduate students. Rents are higher close to St. Joseph's Hos- pital. South of campus along Forest and Church streets is a mix of modern apartment complexes, frame houses and fraternities. Southeast of this area, in a dis- trict bordering Burns Park, are residential dwellings and a num- ber of older rental houses. The streets are winding and park- ing is difficult, but the park provides a welcome diversion, especially in summer. For about five blocks east of campus, almost every house be- tween Geddes Rd. and S. Uni- versity is for rent - north of Geddes and near the new IM building are several squat, square apartment buildings. And if you don't mind the hike (or bike), beyond down- town is the West Side. Many west siders stay in town all year, and there is something of a community feeling among its residents - they even pub- lish a newsletter. Although many management companies issue lists of avail- able units, small landlords do not. The only way to approach some landlords is by going door- to-door and knocking on inter- esting houses.
