to student housing mediation
service. A staff member of the
mediation service takes -a com-
plaint only after the people
concerned have tried to settle
any differences between them-j
selves. The service advises and
may try to settle the difference
by informal negotiation. If these
efforts are not successful, the
dispute may be taken before the
mediation board in an attempt
to talk out the matter in the
presence of three or more neu-
tral individuals. The board sug-
gests terms of settlement only
when asked by both parties. A
recommendation is not binding
unless the disputants agree to
be bound by it.
APPLICATIONS, LEASES
AND DEPOSITS
When you have found the
apartment you want you will
then be faced with signing an
application or a lease and pay-
ing deposit money or all three
of those things at one time.
Whatever you are given to sign,
be sure to read it and under-
stand it, If you pay some money
to the landlord either with or
without' a lease or application,
be sure you understand what
the money is for and under what
conditions it is refundable.
Ordinarily you are asked to
sign a lease for 12 months.
Sometimes you can get an 8-
month lease for an increase in
monthly rent. One large build-
ing on the campus rents on a
straight 8-month lease with no
increase in rent. Some small
landlords rent on that 8-month
basis but they often do not ad-
vertise the fact and so you have
to find out by asking each per-
son -you contact.
You will also be asked to pay
the first month's rent, the last
month's rent and damage de-
posit equal to another month's
rent sometime before you take
occupancy in the fall. The dam-
age deposit is refundable if
there are no damages due to
your neglect or carelessness or
attributable to your friends or
guests. If you are not legally an
adult, most landlords will ask
for your parent's signature on
the lease.
Most leases run from Aug. 25
to Aug. 20 of the following year.
Another important facet of
signing a lease and living with a
group is the joint-and-several
clause found in most leases. The
University student rental agree-
ment gives some protection to
students under certain circum-
stances. This clause means that
if four people go into an apart-
ment together you will sign the
same lease and be responsible
for the entire amount of rent
due under that lease for the
entire length of the lease.
If, in the middle of the year,
one of your roommates leaves
school and leaves the apartment
for any reason, and if he. can--
not or will not pay the balance
of his share of the rent, the
three students who remain in
the apartment may be expected
to replace the one who leaves or
to pay his part of the rent as
well as their own.
In the same manner you
must consider what will happen
if one of your roommates goes
into the armed services for he
will, by law, be free of his civil
responsibilities but that does not
mean that you will not have to
pay his share of the rent. It is
not easy to replace a roommate
who leaves the apartment after
school is underway in the fall
because there is not the great
demand for student accommo-
dations later in the year.
