Finding the right kind of hous- ing - for the right price - is not always easy Whether it be a modern apartment, r o o m i n g house, or co-op, the choice re- quires careful consideration. More people live in apartments than any other kind of off-cam- pus housing. For the first time in many years, there will be a sur- plus of apartments next fall, so it is wise to look carefully before you make a decision. Many stu- dents waited until school started last fall before they rented an apartment, and were able to set a better price because of the excess. "We figure that we're going to wait until next fall to rent an apartment. With more apartments available than students to lease them, I'm sure that we'll save money," Peter Bedrick, '69, Bus. Ad., believes. Three-, four-, and five-man apartments should cost between $45 and $75 per man per month on a 12-month lease. The five- man apartments are usually the cheapest. Prices vary according to location, quality, and convenien- ces. Apartments closer to campus are naturally more expensive. Quality is the most important consideration. Some agencies are renting apartments on 12-month leases only - others for either eight of twelve months. The eight month lease can cost up to 25 per cent more than a twelve month lease. Apartments Limited is now leasing apartments on an eight month contract -- for ten months rental charges. The loss taken in renting through any eight month lease is generally less than the loss taken by the tenant when he must sublet for lower rent in the summer. When the lease is signed, ten- ants are expected to pay a sum equal to one month's rent. This is taken as the final month's rent. In addition, the first month's rent and a damage de posit equal to one month's rent must, in most instances, be paid when the tenant moves in at the beginning of September. It is very unusual for the lessee to have a pay for any utilities other than electricity and tele- phone. It is a good idea to find out which utilities require elec- tricity in order to estimate the monthly bill. If the apartment has electric heat, the electrical bill will surely be large. In some instances there is an extra monthly charge for parking. At any rate, every car owner should make sure that he has a reserved space. About 350 students live in co-ops. There are four men's, five wo- men's, and one married couple's co-ops at the University. These are available to anyone who is beyond the freshman year or over 21. The roomer is provided living quarters and eating privileges, as well as a recreation room and a house living room. He is allowed snacks and leftovers. Although co-ops afford closer living con- ditions than apartments or houses, they provide an opportunity to come into contact with a diverse group of students through plan- a ned social activities and sports. f Each member is required to work b about four to six hours a week e running the house. b Each house sets its own rates. c Costs in the past have averaged. $280 for the semester (room and board) or $17.50 per week. Ao few landlords provide a refrigera- e tor for the use of their tenants k and even less sustain a super-" vised kitchen.p Furnished single rooms usuallyt rent for $40 to $50 per month.° Some landlords insist on a leasea - others do not. Payments of rent can usually be arranged with the landlord. Furnished doubles cost from $30 to $40 per man per month. A damage aeposit of between $20 and $25 is normally requested. In addition, the first and last month's rent may be required upon moving in. Though most difficult to find, older houses provide the privacy that other off-campus housing cannot. They can usually be leased for as long as desired. Unlike other years, most land- lords will not use the official University lease. The new official lease provides for an eight month rental period that most landlords refuse to accept Michael Koeneke, '69 BAd, chairman of the Student Housing Association (SHA), said that some landlords stocked up on the old leases before the new ones were printed. Koeneke added that the old University leases will be legal but must now be consid- ered as private leases. The new lease will be the only one issued by the Off-Campus Housing Bureau. But the Off- Campus Housing Bureau does ac- cept private leases if they con- tain the clause stating that all disputes between landlords and student tenants will be subject to mediation by the University. Some of the smaller landlords have already changed to the new eight-month lease. Other ones are expected to change before fall. But most of the larger landlords indicate that they will not use the new lease. SHA is presently leading action to seek the acceptance of the eight-month leace by Apartments Limited and other large land- lords. So far none has indicated that they will change at this time. Besides the eight month rent- al period there are other ad- vantages for the student who signs the 1968 lease. For one thing students can expect a return of their damage deposits. Under the old lease students were forced to sublet their apart- ments for the summer. Landlords often would not return damage deposits until the lease expired at the end of the summer. The 1968 lease requires the return of the damage deposit tWenty days after the eight-month rental pe- riod expires. Koeneke feels that a big ad- vantage of the 1968 lease it its clarity. Tenants will know ex- actly what they are receiving and what they are paying for. The furnishings to be provided by the landlord must be listed. The new leases also call for an agreement to be signed by land- lord and tenant stating the con- dition of the furnishings when the tenant moves in.
