HousingJungle' BY MARK MILLER So you're sick of "quaddie" burgers, "quaddie" roommates, "quaddie" movies, etc., ad nause- am, and are going to strike out on your own this summer or next fall.. Dormitory life is understand- ably unstimulating, but the deci- sion to find your own little home away from home can be fraught with nightmares if you are un- aware of the jungle that is Ann Arbor off-campus housing. The obstacles are many and insidious. First to be considered is how to go about locating your poten- tial new home. The Daily and this supplement are an excellent starter. Ads in the Ann Arbor News will also supply good leads. Some of the best sources are the various buildings on campus. The wall opposite the MUG is replete with addresses and gen- eral descriptions of apartments. A cursory glance at any of the bulletin boards on campus can turn up sources as varied as a co- op for male students who wish to practice French to one for stu- dents who want to practice co- educational living. For the student who doesn't wish to participate in the excit- ing hassle of apartment hunting, The Ann Arbor Apartment Agen- cy on S. University, has "the largest single source of available apartments in Ann Arbor," ac- cording to- J. Barry Forgione, manager. The landlord absorbs the cost of registering apartments with the agency. Unfortunately the student will probably end up paying the landlord for the serv- ice, but the agency charges noth- ing and it is a solution to the less ambitious student's housing problem. A student's best friend while ferreting out adequate housing is the Off-Campus Housing Bureau on the second floor of the SAB. "We consider our listing to be the best one to choose from since we do have a set of minimal stand- ards which are applied to any housing which is listed with us," said Mrs. Norma Kraker, super- visor of the Off-Campus Hous- ing Bureau. Which brings you to the real crux of the matter. Once you have located several prospective apartments, check them thor- oughly before you even begin to consider signing a lease. Most students will have a fair- ly good idea of what they want, but here are several items that can cause endless grief or added expense if overlooked. Is the building completed? If not, forget it until it is. No amount of promises will shelter you once you sign a lease, and if the apartment is anywhere near completion, there is little you can do to break the contract. Does all the furniture in the_ furnished apartment belong to the apartment or does some of it belong to the tenant now in oc- cupancy? A student with no desk will find that studying on the floor or in bed is not very pro- ductive. Is there an adequate number of trash receptacles and are they where the city will empty them regularly? Old trash accumulates unbelievably fast. Check every utility in the res- idence (electric outlets and toilet flushability included). When you discover discrepan. cies and the landlord promises im- mediate repairs in glowing terms, wait until they are completed before you sign the lease. Or at least make him put his promises in writing and have him attach them to the lease before you sign. Again, the Off-Campus Hous- ing Bureau is your best bet. Ob- tain their pamphlet "Off-Campus Housing" and read it. It itemizes all the problems you may encoun- ter and tells how to deal with them. They are also preparing a com- plete listing of all landlords who are using the new University Rental Agreement. The lease printed in January 1968 has been changed for the first time in over ten years. The old white, pink and green contract has been re- placed by a patriotic white, maize and blue one. Finally, although it is never too early to start looking, don't let a landlord scare you into thinking that housing is scarce. Mrs. Kra- ker has estimated that "within reasonable distance from central campus, there will still be many apartments from which to choose in August. There will be the usual scarcity of one-man apartments, and to a lesser degree, a short- age of two-man apartments, but an overabundance of multiple person dwellings." There has never been greater opportunity for equitable off- campus housing than this year - so investigate, ask questions and demand answers. Don't forget that the dwelling you choose will probably be home for at least eight months. Good luck hunting.
