The apartments have open floor
plans, with the kitchen sprawling into
the living and dining areas — “great
for entertaining,” Cohen said. The fact
that it’s new construction allowed for
modern amenities like private balco-
nies or terraces, expansive windows,
designer lighting and very large clos-
ets.
“I bought some old properties from
the 1950s and the closets are like the
size of a telephone booth,” Cohen said
with a laugh. “People had two pairs of
shoes back then. I am not even a huge
shoe guy and I have 20 pairs.”
What really sets DuCharme apart
from other luxury buildings is the
Sky Terrace, a sweeping 1.5-acre oasis
that spans all three buildings in the
complex. Connected by pedestrian
bridges, it includes green space, sit-
ting areas, a Zen garden, pool, spa and
complete fitness center.
“It’s one floor up from the street
to offer a very private experience for
our residents, but still offers an abil-
ity for people to get outside, enjoy the
weather and do so in what amounts
to the privacy of their own backyard
while still in an urban environment,”
Cohen said. “A majority of buildings
have a fitness center, but it’s like more
a closet with two machines. And most
buildings in urban areas don’t have
pools.”
Walter and David Cohen also
developed Stroh River Place on the
riverfront and the Park Shelton in the
Cultural Center. Walter Cohen, 70,
was the lead developer of the Detroit
Foundation Hotel, a 100-room luxury
property that just opened in May in
the former Detroit Fire Department
headquarters, near Cobo Center.
“It’s a beautiful building,” David
Cohen said, “and it’s been very well
received.” •
