Shouldn't I price my home high and let a buyer bring me
an offer?

Pricing your home too high will limit the number of potential buyers
who are your actual target market. It will also cause the house to be
sitting on the market for a longer period of time and become tired.
Buyers and agents will begin to overlook your home once it has
been on the market for an extended period of time. Buyer's agents
may believe that you are not serious about selling your home if you
are priced way above market value and they will convey this to the
buyers. Buyers may also shy away from making an offer as they do
not want to insult you and they also do not want to get their hopes
up or fall in love with a house that think they will not be able to buy.
Pricing your home in an accurate range of it's fair market value will
bring you the most qualified buyers, increase your chance for a quick
sale and still maximize your profits.

Should I have a home inspection performed before putting

While it is a good idea to have a home inspection and to make repairs
to any items which are found, not all home inspectors will find every
issue that may exist with a home. You may have a false sense of
security thinking that the prospective buyer will not find any issues
during their inspection, when in reality they may still find problems
that need to be addressed. In addition, you will need to disclose
any issues that are found by the pre-sale inspection even if you
have repaired the problem. This may scare buyers away. If you have
