shaft-themed indoor water park
with two slide towers, wave
pool, two kids' pools, a sports-
oriented pool, a 45-foot rock
waterfall with climbs to elevat-
ed pools, and adult and chil-
dren's arcades.
The project will also include
more restaurants and shops, a
dinner theatere a 57-unit
condo-hotel, more log homes,
quarter-share condominiums,
equestrian home sites and a
new RV park.
The Double JJ received a $1
million grant from the state's
Economic Development
Corporation for the New
Frontier, contingent upon the
resort creating a minimum of
100 new jobs.
With current facilities, the
Double JJ has about 34 percent
annual occupancy rate. With
the new water park and confer-
ence center, Lipsitz expects
annual occupancy to jump to
over 70 percent.
In 2002, hospitality business
veteran Chris Hart joined the
Double JJ as general manager.
Hart oversees the day-to-day

operations of the numerous
ranch enterprises. Joan Lipsitz
heads up ranch administration
and marketing, and also has
done all of the interior design
and decorating of the public
facilities.
Until Hart was brought
aboard, Bob Lipsitz filled the
GM operations slot. Now he
concentrates on development
and future expansion - the New
Frontier and beyond. But he
still likes to be involved with
guests, still announces the
rodeo every Friday night, runs
the mechanical bull in the bar,
and cooks at barbeques. He
even occasionally feeds the
stock, shovels manure, and
trains, doctors and chases ani-
mals, like any good rancher.
"When you're an owner-oper-
ator," he said, "you do it all,
especially when you live on the
property. It's your job, hobby,
and life seven days a week, 365
days a year." El
