Mr. Jacobson said West
Bloomfield is all built-out now,
except for a couple of fill-in sites.
"Some builders are looking
further out at Oakland Town-
ship and Lake Orion," said Mr.
Jacobson. "I'm looking at some
properties out in Oxford. And
with Chrysler Corporation's
headquarters already in the I-
75 corridor in Auburn Hills, that
area is moving."
Those who believe the next
wave of migration will head due
north will find some comfort in
knowing that another place be-
ing looked at closely by Mr. Ja-
cobson is Grand Blanc, which is
practically the back door to
Flint. Grand Blanc is hot be-
cause it is the home of the
Genesys Health Park, a major
employer, and right on 1-75.
But Mr. Jacobson thinks that
any migration from West Bloom-
field will probably travel west.
'There's Wixom, which has not
previously been a hot pocket for
single family homes, and South
Lyon.
"The growth will continue
where the infrastructure is. It
will continue to grow as people
look for new homes. You will see
more homes built without the
infrastructure in place because
some people want to get away
from massive growth similar to
West Bloomfield, which they be-
lieve is overcrowded," said Mr.
Jacobson.

"However, for the most part,
they will continue to go out 1-96,
out 1-75, and down 1-75 south,
where they already have utili-
ties. rm looking at Brownstown,
Flat Rock and Rockwood, all
south from Detroit. Builders
look for opportunities, to find
niche situations for themselves."
Mr. Jacobson said growth will
continue along major travel ar-
teries that are in place, once the
infrastructure is in.
According to Mr. Jacobson,
some builders already have
plans for a large development in
Oxford that will be like a new
city, and a similar concept may
be in the works in Highland
Township.
"People are moving out, and
the sprawl will continue," said
Mr. Jacobson.
Another hot prospect is Hol-
ly, easily reachable by both U.S.
23 and 1-75.
Currently, Mr. Jacobson has
developments in 13 different lo-
cations. Among his newer pro-
jects are locations in Wixom and
Van Buren Township, as well as
Novi, Northville and West
Bloomfield. He said he was
lucky to find one of the last
parcels available in West Bloom-
field for his Spring Meadow
development on Commerce
Road.
Mr. Jacobson also has a new
development in Rochester Hills.
"Once it was a two-hour drive.
Now it is in the neighborhood,"
he said. El
