s logic would dictate, de-
mand for seaside holiday
apartments in Israel is
usually strongest in the
summer and weakest in the
winter. But during the last few
weeks, the tide of interest in
apartments close to the sea has
remained high as local investors
continue to purchase for resi-
dential and investment purpos-
es.
In Ashkelon, where the cost
of housing is much cheaper than
in the central region, Priron, de-
velopers of the Royal Marina,
recently sold five apartments in
one day. A three-room apart-
ment in Ashkelon costs about
$130,000. So far, the developers
have sold 127 of the 150 two-
room apartments available for
sale.
Contractor Yamin Nissim, de-
veloper of Ashkelon's Sea Line
development, announced the
sale of 70 of the 141 apartments
which have yet to be construct-
ed. And developers of the Mari-
na Princess complex have sold
almost all of the 144 apartments
which will be constructed in the
Ashkelon development, only six
months after the start of mar-
keting.
Eran Wolf, marketing man-
ager of Gazit Contractors, says
the rise in demand over the last
few months is mainly a result of
Israelis who have realized that
holiday apartments are not a
luxury solely for high-income
earners.
Unlike several years ago,
when demand for seaside apart-
ments mainly came from foreign
residents who purchased apart-
ments either as investments or
forvacations, Mr. Wolf says Is-

raelis have started to buy sec-
ond homes on the coast, mainly
north of Herzliya and south of
Bat Yam.
"As more and more Israelis
purchase holiday apartments,
our base of clients increases,
since each customer brings ad-
ditional friends. Social pressure
encourages people to buy," Mr.
Wolf said, noting that Israelis
have also realized the holiday
apartments' investment poten-
tial.
But low prices explain only
part of the trend. Demand for
seaside apartments is also
strong in the central region,
where prices are much higher.
The Sea and Sun development
in Tel Aviv sold five apartments
in November for a total of $5.5
million. Moshe Aviv, developer
of the complex, has sold 65 of the
158 apartments
available for sale for a total of
$50 million.
Doron Aviv, deputy general
manager of the Sea and Sun de-
velopment, attributes the high
demand to the fact that he of-
fers both a housing and holiday
apartment complex.
"We are selling to Israelis
with senior positions who want
to live in Tel Aviv and enjoy a
sea view as well as a range of
services at international stan-
dards," Mr. Aviv said.
In Hedera, Gazit Contractors
and Zebreco have sold 105 of the
187 apartments available in the
Wave Scape development. De-
mand is highest for three-room
apartments that cost about
$137,000. Recently, the compa-
ny sold a penthouse for
