About 50 percent of the bread-
winners in Karmiel still work
outside the city, mainly in the
Haifa area and other parts of the
Western Galilee.
Today, some 38,000 people live
in Karmiel, double the number
six years ago. According to the
Housing Ministry's plans, the
town's population is expected to
double again in seven years. In
this period, another 10,000
homes are scheduled for con-
struction, which will increase the
city's total housing units to
20,000. By 2020, Karmiel's pop-
ulation is expected to grow to
100,000-120,000.
The city, founded in 1964, cov-
ers 6,000 acres, including 500
acres of industrial space.

A high demand for
second-hand
apartments.

Mr. Fisher says Karmiel has
recently attracted many new res-
idents from the Haifa Bay area,
mainly because of the town's
high standard of living and rel-
atively cheap housing. She says
Karmiel's parks, broad boule-
vards, and nice views make it a
place where people enjoy living.
According to Mr. Fisher, high
demand has led to a rise in
prices, which have increased to
about $1,000 per square meter
from $500 five years ago.
Shalom Damiti, manager of
the Tivuh Ha'ir real estate
agency and head of Maldan's
Haifa and northern district, says
there is high demand for second-
hand apartments in all of
Karmiel's neighborhoods. Ac-
cording to Damiti, prices of sec-
ond-hand apartments are similar
in all neighborhoods. He says
that a four-room apartment goes
for about $90-$120,000 and a
three-room apartment for about
$75-$85,000.
The municipality's develop-
ment plan involves expansion of
the Tlalim district to 3,500
homes. Local contractor Ya'acov
Cohen and Angel Construction
Co. are constructing private
homes and apartments in the
area. In addition, the munici-
pality recently published a ten-
der inviting contractors to submit
bids for construction of the sec-
ond stage of the Bnei Karmiel de-
velopment, intended for people
who grew up in Kanniel.
The development will include
construction of 64 villas, each on
plots of 250-280 square meters.
The price of a 100-square meter
cottage will be about $100,000.
The city's development plans
also involve continued expansion
of the Givat Ram neighborhood
that is currently being developed
by Angel and Luki Development.
