vogue. -
Without tourist revenue,
South Haven's economy
7 began to degenerate.
But Mr. Teitel stuck to
his vision of urban renewal.
He reasoned that chique,
upscale apartments with
swimming pools and a mari-
na would attract people to
the area. He intended to
turn the apartments into a
resort and convention cen-
ter.
Starting out, he had little
money, so he borrowed —
then overbuilt.
"Ben Teitel's Lakecrest
Towers" proved too expen-
sive for the market to han-
dle. They filled, but very,
very slowly.
The experience was a les-
son in demographics. Mr.
Teitel subsequently studied
the real estate market and
came to the conclusion that
affordable housing was the
thing of the future. With
increasing rates of divorce
and transience, with people
marrying later and dying
older, Mr. Teitel decided to

After South Haven, Mr.
Teitel expanded up and

Bridgman, St. Joseph, and
cities near Muskegon.
"He filled a definite
niche," Mr. Cook says. "It
was better than public hous-
ing, but it didn't have the
pools and balconies. They
were neat, clean, well-main-_
tained and well-managed."
In 1984, by the time he
was diagnosed with cancer
— a type that affects the
lining of the lung — Mr.
Teitel was had already
amassed his fortune. His
apartments were doing well
and he had contracted to
sell them. After years of
a e w as s e t-a n d -
hard work, h
comfortable
retirement.
Though he was proud of
his wealth, he took perhaps
even greater pride in the
fact that his balance sheet
was clean and credit record
flawless. He even designed
