LAND OWNERSHIP PRO AND CON

APRIL 30 — Michael and

QUESTION: What are the
pros and cons of land
ownership?

ANSWER: _Money is made
on raw land only when you
sell. During theholding time
there is usually no income.
Cash outlay is required for
property taxes, insurance and
mortgage payments. There is
no deduction for depreciation.
Does this mean land is a
poor investment? On the con-
trary, with very few dollars
invested, it is possible to make
a small killing on land
through the use of land
options, leverage and acquisi-
tion just prior to change in
land-use. And you can sell off
the benefit at the lower
capital gains rates. Also it
takes almost none of your
time in management.
