LAND

QUESTION: I have the
opportunity to purchase a large
tract of land in a good loca-
tion. My Realtor tells me that
if I subdivide it, the total value
of all the lots will be worth far
more than the value of the
entire tract as is. is this true?
ANSWER: In the normal
marketplace, there are two
price levels — wholesale and
retail. The purchase and sale of
raw land is no different. A
review of the sales price history
of any large parcel of land will
show abrupt jumps as the acre-
age is subdivided and sold off
in smaller lots.
Therefore, consider bulk buy-
ing of land at a wholesale level
a good way to buy. It costs less
to buy and will sell for more at
"retail".
