secure deed can turn out to be a
worthless piece of paper
(especially if drafted by a
layman). Perhaps it doesn't con-
tain the seller's signature? Sup-
pose the seller was under 21?
Suppose the seller died before
you received the deed? Suppose
there's an error in the property
description?
Any of these defects could
make your deed invalid. And the
best way to be cautious is to deal
with a reputable real estate pro-
fessional.
