SELLING AT A LOSS

QUESTION: It looks like
Pm the exception to the rule. I
put a lot of money into reno-
vating an overpriced home
and now I'll have to sell at a
loss. Any suggestions?

ANSWER: You might consid-
er renting the house out for at
least a year or so before selling.
In that way, the house will be
considered a business invest-
ment and you can deduct the
loss as a business expense.
While you're renting it out you
can also benefit from other tax
benefits such as depreciation
and maintenance expense
deductions. If you sell a house
which is your primary residence
and take a loss, this loss is not
tax deductible. This is a tricky
area, so check with your
accountant.
