hen buying your next home,
consider a home inspection
before you finalize the purchase.
"I always recommend an in-
spection of the home by a
qualified inspector be conducted,"
says Karen Natow Disner, a real
estate agent with ReMax Associ-
ates in Birmingham. "It has
become the practice of most
buyers to see what they are pur-
chasing so there are no surprises
after they settle on the home."
With an inspection, once the
house is sold, the buyer knows the
complete condition of the home
and in many cases, will know how
to care for and maintain it. Lon
Grossman, president of Techni-
house Inspections, Inc. of Bloom-
field Hills, prefers the buyer to be
present during the inspection,
specifically so he can examine
and explain potential problems.
"Major repairs need to be pointed
out," says Grossman, "but the
buyer should also know about the
little things that will need fixing, in
order to budget for them in the
future."
In many instances, the real
estate agent is also present at the
inspection. If the buyer chooses
not to have an inspection, it is
waived in writing in the agreement
of sale.
The process of inspection usual-
ly works this way. Once an agree-
ment of sale is drawn up, the buyer
has a specific number of days (5-7)
to have an inspection completed.
The sale is contingent upon an in-
spection satisfactory to the buyer.
The inspector checks the home's
wiring and electrical service, the
roof and chimney, the condition of
the furnace, the foundation and
the structure, and looks for leaks
in the basement.
The cost of an inspection can
start at $150 and go as high as
$1,000. Most times, a written report
