Just the same, Schostak
predicts rental rates will re-
main strong and will con-
tinue to appreciate over the
next five years. His optimism
is reflected in Schostak Bros.'
acquisition of the 200,000-
square-foot Hunter's Square
last year. The company,
which operates 20 centers
with an additional five in
construction, is now planning
an "upgrade" for Hunter's,
but prefers not to discuss de-
tails.
Margulies shares a similar
optimism in the market. He
says few new strips will be
developed just because very
little land is still available.
Couple that with a growing
residential population, and
the market can only improve.
Although he voices some un-
certainty about the stability
of rents, he is general partner
in a group that will soon
begin a $3.5 million renova-
tion and expansion of Pine
Lake Mall at Orchard Lake
and Lone Pine roads. When
completed, the tenant mix
will be more strongly
fashion-oriented than at pre-
sent. And Margulies promises
Pine Lake will "look like a
special event."
Also in the near future, ac-
cording to Schostak, will be
increased specialization in
merchandising — yogurt
shops, puzzle shops, toss-a-
party stores. He says, "Many
of these merchandising ideas
age quickly, so merchants
must be prepared to adapt."
Hmm, could a waning de-
signer toothpick store adapt
to sell flamingo-shaped snow
shovels? ❑
