car in the winter — the list
goes on and on depending one
one's needs and desires. But,
basically, aesthetics and
quality of life should not be
overlooked in choosing a
place to live.
The average stay in a
home, based on national
statistics, is eight years. The
best guideline for a single
person to follow is the age old
adage of the real estate pro-
fession — location, location,
location. No matter what
price range one considers, one
should always look for value.
Often the question is
raised, "Why use an agent
when I can deal directly with
the homeowner, and then we
both save?" This is a fallacy.
The real estate agent/broker
is a professional who spends
a great deal of his/her time
keeping up on present mar-
ket conditions, trends, and
prices. Through use of real
estate computers and board
publications they have the
best handle on what's in the
marketplace.
Too many times the inex-.
perienced buyer overpays in
an area in which he is not
familiar. Often, sellers, when
ready to place their homes on
the market overinflate the
value. But, there are other
reasons to use a real estate
professional. The agent acts
as a buffer for negotiations
between buyer and seller and
usually can speak in a more
straightforward manner than
the two principals could.
Married homeowners do
not have any more benefits
than single hofneowners. For-
tunately, even with the re-
vised tax laws, property taxes
and interest on a home
mortgage are still deductible.
For income tax purposes all
the interest plus the property
taxes become a deduction
from one's gross income and,
therefore, a great incentive
for someone to buy instead of
rent.
