Q. Our home is for sale and we plan to move across
country as soon as it is sold. We will have a lot of extra
items for sale for the new owners. When should we bring
up the subject and negotiate for these — before or after
the sale?
A. Do not negotiate for the sale of any personal items
until after the sale is completed and the deed is signed, sealed
and delivered. The sale of a home is a big enough under-
baking without muddying the water. I've seen more than one
sale go under when this has happened.
Q. I know trees can help the appearance of a home, but
what is their effectiveness in helping to keep the indoor
climate more comfortable?
A. In the summertime, trees can be a great help to the
mechanical air conditioner. With your house shielded from
the impact of the sun's rays, inside temperatures are kept
lower — power consumption for the air-conditioner is dow ► .
Even If you don't have an air-conditioner those beautiful
gifts of nature can help you be more comfortable. -Difference
of eight degrees in temperature have been reconded be-
tween Shaded and unshaded outdoor surfaces. Incidentally,
shade trees -will do their work most efficiently if they are
arranged on the south and west sides of the building.
Also, they should be more than 20 feet from the house
so they won't crowd the walls once they are fully grown.
Q. Just how important is location when considering the
purchase of property?
A. Location is the one most important factor to consider.
Especially in view of the property's future resale potential.
