When comparing investing in stocks and real estate, does the stock investor have an advantage because he can buy his stocks on margin? A. Buying stock on margin is like buying it on credit Your equity in stock purchased on margin varies around 50%. The balance of the purchase price of the stock' is fi- nanced by the 'brokerage which, in turn, charges you interest on the money you use. In real estate, the wise investor will always make good use of mortgage financing. A good lending institution will normally finance about 75% of an investment. This leaves the investor with a 25% equity—half the amount required by the stock exchange on margin accounts. Q. What happens if green lumber is used in a house? A. Green lumber contains a high percentage of moisture and as its dries it shrinks, leaving large gaps between boards. It may also 'split and warp. If moisture appears on the surface when you drive a nail into it, it is - much too green. Q. How has the truth-in-lending law changed procedures in the handling of a mortgage loan, or has it? A. In the case of mortgage loans, it requires the lender to present to the borrower a disclosure statement which shows the annual percentage rate charged on the mortgage loan to finance the purchase of property. A percentage rate is not the same as the interest rate. It represents the relationship of the total finance charge to the total amount to be financed. Where points are involved, as with FHA loans during tight money times, the annual percentage rate will always be higher than the interest rate. • Q. I am a veteran and bought my home several years ago with a GI loan. I am now ready to sell it. Do I have to sell it to someone who also qualifies for a GI loan? A. No. A veteran may sell a home purchased with a VA- backed loan to anyone, whether a veteran or non-veteran without getting VA approval. Q. I recently read that the United States has the highest standard of housing in the world. In your opinion, is there any one factor which has been mostly responsible for this? A. In my opinion, our form of long-term mortgage loan, the ability to borrow MOST of the purchase price of a home with the home itself for collateral, has made possible in this country, as you say, the highest standard of housing the world has ever known. Millions of families live in their own homes for ten to twenty years longer than would be possible if they had to pay the full purchase price at one time.
