A major problem in many
real estate offices is securing
an adequate supply of listings
from now on through the winter
months, according to Stauntok
M. Elsea of Elsea Realty Co.
Many owners withhold their
houses from sale until spring,
feeling that the spring market
is better because they do not
wish to move during the winter,
he said. This is a questionable
decision. for three reasons, ac-
cording to Elsea:
1. The market value of prop-
erty is largely determined by
the relationship of supply to
demand. While it is true there
are more buyers in the spring,
there are also more houses for
sale. both used and new. Build-
ers time their building program
to hit the spring market which
makes tough competition for
used houses. During the winter
months there are fewer buyers
but also fewer houses for sale.
2. An owner can put a provi-
sion in his listing to provide
for possession to be given in
the spring.
3. Many sales require several
months to close. An FHA or GI
mortgage may require 90 days
or. more. The buyer may have
to sell and close the sale of his
own house.
Real estate men need houses
to sell 12 months out of the
year and thinking owners play
safer by giving them the maxi
mum opportunity to effect a
sale.
