Security

The security underlying these debentures consists of deeded land contracts
on improved residential properties well located in the City of Detroit, the
substantial equity of the vendee guaranteeing the continuance of his monthly
payments to the fulfillment of the contract.

Appraisal

The valuation of the property has been appraised by two officers of the
Standard Trust Company. The Trust Agreement with the Standard Mort-
gage and Investment Company provides that they shall always keep lao%,
or more contracts, in the hands of the Trustee so that the collateral behind
the debentures shall at all times be more than sufficient security.

Legal Opinion

All legal matters pertaining to these debentures have been passed upon
by Miller, Baldwin & Boos, Attorneys, 630 Penobscot Building, Detrit,

Sinking Fund

Under the provisions embodied in the Trust Deed and Agreement, all land
contracts are assigned to the Trustee, the Standard Trust Company, who
collects the specific monthly installments. These installments in total are
more than sufficient to meet interest payments and the retirement of the
principal of the debentures on the respective maturity dates.

Insurance

All properties arc amply insured under the Trust Agreement.

Denominations

The denomination of the debentures may be issued in amount to suit the
convenience of the investor.

Guarantee

In addition to the assignment of the land contract and Deed of Trust on the
