people. This problem has not
been satisfactorily solved by
many industries who were called
upon to face it. In spite of the
heroic efforts made by the street
car company, the transportation
facilities of Detroit have not kept
pace with its growth. In the field
of municipal activity as well as
in the realm of private enterprise
there has been a decided failure
to cope successfully with the tre-
mendous needs of a fast-growing
community. Educational facili-
ties are sadly deficient. There is
a shortage of schools, which in
many districts has led to half day
sessions. There is but one tech-
nical school, crowded to its ca-
pacity, where there should be two
more.

The Sole Exception to the Rule.
There is, however, one field of

enterprise where different condi-
tions prevail—the field of real es-
tate activity with its allied
branches, the building and con-
struction industries. There is no
shortage of homes in Detroit.
There is no shortage of desirable
locations upon which homes may
be built. Any congestion that
there may exist, is purely volun-
tary, and Detroit builders and
real estate operators are in no
wise to blame for such . a condi-
tion. It exists not because but
in spite of them.

The reason for this splendid
showing on the part of Detroit
real estate and construction firms
is simple. It lies in their breadth
of view and largeness of vision, in
their resourcefulness and in the
width of their horizon. They were
able to deal with futures and were
not content to merely live in the
present. They anticipated emer-
gencies and hence were able to
cope with them when they did in
fact arise.

The names of the more promi-
nent of these real estate and con-
struction firms are undoubtedly
well known to every true Detroiter.
The large and important part in the
waking of a bigger and better De-
roit played by such real estate
Mins as the Dickinson Real Estate
Exchange, the Gerard Company,
•.. C. Bell, D. L. Colwell,
I;oossen, Hill & McKenzie, and R.
Taylor are too fresh in the
minds of Detroit's citizens to need
much comment or elaboration.
Similarly, every resident of the city
who is at all interested in its prob-
lems and their solution cannot but
feel deeply appreciative of the ef-
forts to adequately solve its hous-
ing problems on the part of Fred-
eric B. Stevens, II. S. Barber, the
Interior Lumber Company, John
Protow, Jr., the Chas. A. Strel-
inger Company, the W. F. Hurd
Company and all the others of
Detroit's builders.
